Rules and Regulations - Effective January 1, 2004

Lake Bonnet Village ("Community" or "Village") is owned and operated by resident shareholders who have formed a not-for-profit corporation called the "Lake Bonnet Village Cooperative, Inc."

These Rules and Regulations apply to all unit owners, tenants, guests, successors and assigns and are specifically incorporated by reference into all lease agreements and cooperative documents.

Your cooperation in following these Rules and Regulations is essential to maintaining an attractive home will help sustain the high standards of Lake Bonnet Village Cooperative, Inc.

Rules and Regulations

  • Lake Bonnet Village is intended and operated for occupancy for persons fifty-five (55) years of age and older and, as such, adheres to the requirements of the Housing for Older Persons Act of 1995.
  • Guests of residents are permitted, but each guest must register at the Park office upon arrival and departure. All guests 16 years and younger must be accompanied by adults at all times. Guests cannot stay longer than 30 days per year.
  • Pets are welcome, but must be leashed at all times when outdoors. No pet that poses a threat, danger or disturbance to the residents will be allowed. Each pet is limited to no more than 20 pounds in weight, and there shall be no more than two (2) pets in a unit. Residents are responsible for damage to other property caused by their pets. Pets may be walked from your unit to the County Road. Please pick up after them.
  • In the event that Park property is damaged by a resident or guest or invitee of a resident, that resident shall be responsible for cost of labor and materials to repair/replace damaged items.
  • Collapsible umbrella clothes lines are allowed and shall be located at the rear area of your site, if there is room on your site. It cannot infringe on neighbor's property. No other type will be permitted. Hanging of clothes on awning, carports, screen rooms, etc. is not permitted.
  • You must park all boats, trailers, cars, etc. on your lot/site ONLY. Should you not have sufficient space, register at the Park office to be assigned into a designated area. Should you use a neighbor's site, a signed permission memo will be needed on file in the Park office.
  • No swimming in the Lake.  Swimming pool rules are posted. No lifeguard is on duty. Swim at YOUR OWN RISK. No one under 16 years of age can swim without adult supervision.
  • No feeding of Alligators. IT IS DANGEROUS AND ILLEGAL.
  • Do not throw fish entrails in the lake. Residents may only clean fish at fish cleaning stations. You are responsible for cleaning up the station when you are finished.
  • Lake Bonnet Village is within a wildlife sanctuary and discharge of firearms, BB guns and slingshots is strictly prohibited.
  • The Community Hall and Clubhouse activities are governed by Lake Bonnet Village Cooperative, Inc. All Rules and Regulations are to be followed as they are posted in each facility.
  • Motorcycles are not allowed to be operated in the Park, except as a transportation means in and out of the Park and only directly between entrance and the lot/site. Please honor the 10 mph speed limit. No ATVs are allowed in the Park.
  • Use of tobacco is prohibited in all common buildings.
  • Lake Bonnet Village Cooperative, Inc. reserves the right to evict anyone from the Park who fails and/or refuses to comply with All Rules and Regulations.
  • Quiet hours are from 10:00 p.m. to 8:00 a.m. Children and adolescents under the age of 16 must be in their own site by 10:00 p.m.
  • Emergency messages only will be delivered by the Park office. All other messages will be posted on Bulletin Boards outside the office.
  • You must be a licensed driver to operate any vehicle in the Park.  Golf carts must be electric. Between dusk and dawn, all carts must have their lights on while on the road.
  • Please put garbage in plastic bags and place along the road in front of your site for pickup on Monday, Wednesday and Friday at 8:30 a.m. Trash should NOT be put out the night before.
  • No launching of Airboats or jet skis in the lake will be permitted.
